Job Description

The Property Management Team at Kairos Living , a rapidly growing national single-family rental fund (SFR), seeks a highly motivated, positive individual with excellent organizational and communication skills to assist with the Home Services function. The position will frequently interact with residents, local vendors, local code office, homeowner associations, utility partners, and multiple departments at the firm.

As a Home Services Associate, key responsibilities include addressing open HOA and city violations, as well as assisting residents with ongoing services like utility management, lawn care, and city inspections. The individual in this role will serve as the primary point of contact for all Kairos Living residents pertaining to these matters and will be accountable for ensuring their resolution. Additionally, they will collaborate closely with our central operations team to find effective solutions to any issues that arise.

The successful candidate will have a solid grasp of the property management lifecycle. They will have excellent organizational skills, great attention to detail, and the ability to manage multiple, multi-faceted tasks to meet deadlines and performance objectives. The candidate must have excellent communication skills and maintain a positive attitude in high-pressure situations and in conversations with residents and vendors. The candidate must possess strong problem-solving and writing skills.

Responsibilities

  • Manage and resolve resident violations for occupied and vacant homes.
  • Manage recurring residential home services, including: lawncare, utilities, and community management
  • Work alongside Kairos Living's legal and compliance team to ensure the Residents' compliance with Kairos Living policies and federal and local regulations.
  • Supervise the management of work orders while providing excellent customer service and timely resolution to Residents in occupied homes with open violations.
  • Review daily workload and schedule jobs with third-party vendors based on their capacity.
  • Review and process resident chargebacks for any open violations
  • Coordinate and manage municipal inspections.
  • Utilize internal systems to track Resident communication and work orders.
  • Communicate regularly with the Company’s third-party vendors and residents to ensure the service quality meets expectations.
  • Communicate with residents about fencing issues, HOA packets, and update lease info through association portals

Desired Experience / Skills

  • Minimum of 3 years of relevant property management experience in the residential real estate industry. Single-family rental experience is a plus.
  • Familiarity with Yardi Voyager is preferred.
  • Proficient in Microsoft Excel and general Microsoft Office software.
  • Experience with HOA portals and/or managing community inspections is a plus.
  • Highly detail-oriented with the ability to multitask efficiently.
  • Strong verbal and written communication skills, with the ability to work across various personality types.
  • A proactive self-starter who is committed to achieving goals and meeting deadlines.
  • Strong organizational and problem-solving skills.
  • Ability to apply logic and common sense to tasks and be adaptable to change.
